We offer the following types of inspections:

Pre-Purchase (Buyer’s) Inspection

A home inspection is a visual examination of the physical structure and the major systems of a home.   All home inspections will include inspection of: Structural Components, Exterior, Roof, Plumbing, Electrical, Heating, Central Air Conditioning, Interior, Insulation and Ventilation, and Built-in Appliances.

Pre-Listing (Seller’s) Inspection

In recent years, the home inspection has been realized as a valuable tool for the home seller.  Marketing your home can be a very stressful and disruptive ordeal.  Often a home seller has little knowledge of the marketable condition of their home while a Pre-Listing inspection could prevent any surprises or disruptions during ownership transfer of your property.  A Seller’s inspection is the ultimate gesture of full disclosure.

We can provide your agent with a public link to the inspection report that will separate your listing from all of the rest.  Buyer’s can see the inspection report and be one step closer in scheduling a walkthrough.

Radon Testing

Radon is a naturally occurring radioactive gas that is formed when uranium decays in the soil. Uranium is in geological formations throughout North Carolina. When homes or other buildings are built on top of these geological formations, radon is pulled into the home and can concentrate to dangerous levels. Exposure to radon gas has been found to cause lung cancer and is the leading cause of lung cancer among non smokers.

Every home in North Carolina is prone to having a level of radon gas and the N.C. Radon Program recommends that ALL HOMES be tested. This includes apartments, mobile homes, homes with basements, and homes without basements. Radon gas is natural and comes from the l decay of uranium found in rocks, soil and building materials such as concrete. Testing your home for radon gas will help you determine the amount of radon you may be breathing.

RE/INSPEX utilizes electronic continuous radon monitors that are calibrated annually.  Results are known immediately after the testing period which is typically 48-72 hours.

Mold Sampling

Air sampling–The purpose of air sampling is to determine the type and amount of airborne contamination.  Air sampling may be needed if the presence of mold, allergens and/or toxins are suspected.  Air sampling consists of at least 2 samples, one exterior sample and one interior sample for comparative analysis.  RE/INSPEX utilizes Air-O-Cell sampling cassettes with analysis and detailed mold report from  InspectorLab.

Bio-Tape and/or Swab Sampling–Tape and/or swab samples are taken when a visible mold like substance is observed.   Analysis and  mold report from InspectorLab.

Water Testing

Many homeowners and renters have concerns about their water quality.  The following are the most common tests for private residents.

Bacteriological water testing (E-Coli and Coliform) analysis at Water treatment labs in Boone and West Jefferson.    Samples must be drawn on Monday thru Thursday and arrive at lab before 2 pm.   Results are typically known the following day.

The Water Quality Lab in Banner Elk provides a la carte water analysis for Nitrates, Nitrites, Lead, Copper, Iron, pH, Hardness, and Magnesium.   Samples must be drawn on Monday thru Friday and arrive at the lab before 5 pm.   Some testing is only done once a month.   If a test needs to be completed outside of that parameter to meet a deadline there may be an additional fee.   You may contact the Water Quality Lab in Banner Elk at:  828.898.6277 if you have any questions.
