The purpose and scope of a home inspection is to provide you with a better understanding of the property's condition as observed at the time of the home inspection. 

Pre-Purchase (Buyer's) Inspection

A home inspection is a visual examination of the physical structure and the major systems of a home.   All home inspections will include inspection of: Structural Components, Exterior, Roof, Plumbing, Electrical, Heating, Central Air Conditioning, Interior, Insulation and Ventilation, and Built-in Appliances.

Pre-Listing (Seller's) Inspection

In recent years, the home inspection has been realized as a valuable tool for the home seller.  Marketing your home can be a very stressful and disruptive ordeal.  Often a home seller has little knowledge of the marketable condition of their home while a Pre-Listing inspection could prevent any surprises or disruptions during ownership transfer of your property.  A Seller's inspection is the ultimate gesture of full disclosure.

We can provide your agent with a public link to the inspection report that will separate your listing from all of the rest.  Buyer's can see the inspection report and be one step closer in scheduling a walkthrough.

Certified Radon Testing

Many home inspectors offer radon testing, but few are certified.  Testing by a certified radon tester insures that protocols will be followed, therefore insuring accuracy. Certified radon testers understand the physics of radon and its decay products, factors affecting radon entry, radon measurement device charisterics, and radon mitigation strategies.   RE/INSPEX utilizes electronic continuous radon monitors that are calibrated annually.  Results are known immediately after the testing period which is typically 48hours.

Mold Sampling

Air sampling--The purpose of air sampling is to determine the type and amount of airborne contamination.  Air sampling may be needed if the presence of mold, allergens and/or toxins are suspected.  Air sampling consists of at least 2 samples, one exterior sample and one interior sample for comparative analysis.  RE/INSPEX utilizes both Air-O-Cell and Z5 sampling cassettes with analysis and detailed mold report from  Pro-Lab.

Bio-Tape and/or Swab Sampling--Tape and/or swab samples are taken when a visible mold like substance is observed.   Analysis and detailed mold report from Pro-Lab.

Water Testing (Local)

Bacteriological water testing (E-Coli and Coliform) analysis at various area water treatment plants.
