Pre-Purchase (Buyer’s) Inspection
Buying a residential property, including vacation homes and condos, is a major decision that should be made only with accurate and unbiased information at hand. We will inspect a property for buyers to help them better understand its condition, repair needs, and operation. This inspection helps our clients make confident decisions about their investment and prepares them for smart homeownership.
Pre-Listing (Seller’s) Inspection
Property sellers, like buyers, can benefit from a thorough inspection. We help sellers understand their property’s condition and value so that they can better negotiate with potential buyers and offer full disclosure. The inspection report can be easily shared with realtors and buyers, making the process hassle-free as buyers schedule inspections of their own.
New Construction Inspection
No builder is perfect, and even the smallest oversights made during the construction process can cause issues during the final walk-through or move-in. We will inspect the home before the final walk-through to find any issues that need to be addressed by the builder.
Air Sampling (Mold Testing)
If you suspect mold or other allergens in the home, Air Sampling is the best way to diagnose the issue. We will collect an interior and exterior air sample from the home to be sent to a professional lab for testing. The tests will tell us if mold spores are present in the air so that remediation can be advised.
Radon is a radioactive gas that naturally occurs as uranium in soil breaks down. As it rises from soil, it can enter a home and become trapped inside, building up to unsafe levels. Radon exposure is dangerous and causes lung cancer, so professional testing is important to measure the levels of this odorless and colorless gas. We use an electronic continuous radon monitor to deliver results in 48-72 hours.
Contaminants in a home’s water can be dangerous if consumed. We offer testing for common bacteria and contaminants such as E. Coli, Coliform, Nitrates, Lead, Copper, Iron, and more. We collect water samples to be sent to a professional lab for testing.
